Work carried-out: A Planning Application was submitted for an extensive remodeling and enlargement scheme. There was some negotiation with the Local Authority, a Building Regulations application and Scheduled Fixtures, Finishes & Fittings to enable a smooth build with an appointed Contractor.
Project description: This detached property had a strong Arts & Crafts feel in its exterior appearance and interior detail. It had been extended by a previous owner too. It was quite dark and didn’t feel well-connected to the garden.
Our clients wanted to open-up the back of the house to let in more light and make more living space from which they could enjoy views of the garden for which they had great plans. The layout was to be flexible to enable continued enjoyable use of the property if at some future date mobility became an issue for them. It was also important to them not to lose the character of the property in the process. First Floor bedrooms at the rear were also to be enlarged.
The Kitchen and Lounge were extended and with terraced steps a good connection was formed to the garden. The Kitchen was much lighter with a rooflight and glazed Crittall style rear doors spanned most of the full width. The Kitchen units and other joinery items were built by Workhaus and set the right tone for the character of the house. The Lounge was enlarged too and leadlight designed feature window panels were added. Part of the original garage became a Morocco-inspired Wet Room and the interiors were very tastefully completed by the clients.
The garden was designed by them in very large part and their planting scheme is magnificent!
